  Pensacola Exclusive Agent For Buyers or Sellers Never Both

1.     WILL IT COST YOU THE BUYER ANYTHING TO HIRE AN EXCLUSIVE BUYERS AGENT?   NO!

The custom of sellers paying the real estate fee is alive and well, so --- it’s expected that our buyer/clients can get the best of both worlds – full representation, but at the seller’s expense! You see, it’s the Sellers Agent and representative that sets aside money at the closing in order to compensate an Exclusive Buyer's Agent, this way it allows us to work for you and not the seller. 

But, let’s not forget, it’s the buyer that spends the money at the table.  This is a powerful advantage.  Make use of the power your money has in the transaction. Work only with, an Exclusive Agent company. In Pensacola we are the only 100% all the time Exclusive Single Agent Company ... PERIOD! 2.     Your commission is based on a percentage of the sales price.  So, don’t you really want me to pay as much as possible for my house?

No. We promise, in writing, to be legally obligated to work for our client’s best interests. 

We know – and soon after meeting us, or any exclusive buyers agent you will know – that we do not fixate on fees. We believe that helping each of our clients get the best price and terms will pay large dividends in the future.  Lots of our business comes by referrals from happy clients.

3.     How long does a Buyer Broker Employment Agreement last? 

How about just one day?  …. State law allows that an agreements can go on for a year, but we’re so confident our efforts will satisfy clients that our Buyer Broker Employment Agreement allows for termination with a one day cancellation notice. (So far, no one has taken us up on the escape clause). 

We also know you do care about expertise and knowledge.  For instance, Dan has years of experience in the building industry as a carpenter and builder. We remain independent and unbiased at all times for your protection.

4.      What happens if I decide I like one of Pensacola Information.Com Realty LLC’s  own listings’

  It's very unlikely. But, If you do we will refer you to another Buyers agent

5.  Why do I need an Exclusive Buyer’s Agent?

In Florida, real estate agents, as the name implies, are agents and have the legal responsibility to represent the best interest of their client. Traditionally, unless you sign a specific buyer agency contract, “agents” involved in any transaction represent the seller.  Many people believe that the agent that they work with represents them.  This is not so. (More on this later)  Agents involved in the transaction are legally obligated to get the seller the best possible price and terms and if they know anything about the seller that would help you as the buyer they can not pass that information along to you. So, nobody is looking out for the buyer. 

As an Exclusive Agent for you, we help level the playing field by representing the buyer’s interest. When you ask our opinion on the list price…you will receive our opinion of that property’s value based on hard facts, … not the listing agent’s or the seller’s desired price.  Throughout the whole buying process you will be able to relax in the knowledge that a full-time professional is working for you –not against you.
