I am an Attorney that does real estate closings and other real estate matters in the State of Georgia.  I had the responsibility of trying to purchase a residence for my Mother-in-Law.  I was looking for property in the panhandle of Florida. I reside in metro Atlanta area of Georgia, which made it difficult to look for property in the panhandle.  I knew I needed a real estate agent to help me.  I was concerned about the agent representing me instead of the Seller or himself.  Real estate has a thing called “transaction brokerage” just another name for “dual agent” where realtors represent both the Seller and the Buyer.  That sounds good but is truly impossible.  One cannot have more than one master. 

Therefore I was looking for an agent that handled only Buyers.  I located DAN BERUBE through the Internet.  He claimed to only represent Buyers and acts, as Florida calls it a “single agent”.  I thought I had the best chance of getting a good agent with him, however I wasn’t very optimistic.

It became very obvious that Dan did what he advertised.  He represented me period.  He was advising me as to what was best for me, not the seller or himself.  He spent enough time with me to find out my goals in acquiring the real property.  He told me what to expect in the panhandle and the effect the recent downturn had on the market.  He was right on. 

In the offers we made he fought for me.  I do not believe there was a piece of property in the Pensacola area that fit my criteria that he did not bring to my attention.  Once we decided to make an offer, Dan acquired the information necessary for an intelligent decision.  Flood insurance, history of the particular property, time on market, seller’s motivation, homeowner associations and covenants are just a few of the matters he researched for me.            

He structured offers so that I had wiggle room to back out if necessary.  He also allowed me to speed up the process by making multiple offers by using creative language that protected me from being obligated to buy more than one property or be concerned about being trapped by multiple acceptances.  This technique also told the seller  "We are not so committed to your property Mr. Seller that we are dealing just with you, we have other offers out there Mr. Seller. Take our Offer or give us your Best Counter"  WOW, does this work!

If it was necessary for me to make a decision he had it or sent me to a person who could give me the information.  I didn’t have to ask, he provided the information.  We found the best property possible for what I needed.  He worked with me through the offer process, never putting any pressure on me to complete sale.  Bottom line I got the property I wanted at a price that was well inside my Mother-in-law’s budget.

I would recommend Dan to anyone without hesitation.  I would welcome any calls as a reference for Dan.  He is the Real Deal.
